The stay includes the entire house, yard, Wi‑Fi, parking, linen, towels, kitchen with dishes, barbecue, and air conditioning. There are no hidden mandatory surcharges — only extras you choose, such as Private SPA. See what the stay includes.

A fixed prepayment of $45 — it counts toward the stay and holds your dates. We do not take a security deposit. Details — in the booking terms.

The prepayment already counts toward the total. Pay the balance by IBAN transfer to the FOP, by card transfer, or in cash — as agreed in writing in messenger, before arrival or during arrival. The website does not take online payments. Details — in the booking terms.

Yes. Holidays and some peak dates may have a higher rate; longer stays get discounts from five, seven, and fourteen nights. Current rules appear in the calculator on Pricing.

14 or more days before arrival — full prepayment refund. 7–13 days — half. If cancellation occurs less than 7 days before arrival, the prepayment is generally non-refundable. Where possible, we may offer to move the stay to another available period. Any date change is subject to availability and separate agreement. If a refund is due under the agreed terms, we initiate it promptly after confirmation; the time funds take to arrive depends on the bank. Read the cancellation terms.

Up to 8 guests. Children under 5 are not counted in the paid guest total — just note them in your request; we do not provide cots or extra beds. See the house layout.

Two bedrooms with double beds, a third with a sofa bed, and another sofa bed in the living room — four sleep zones and up to 8 places. There are also two bathrooms (about 105 m²). See the rooms and layout.

Yes. The entire house, yard, and outdoor area are for you only. No other guests on the property. See the house and grounds.

The standard arrival window is from 14:00 to 16:00; departure is roughly 11:00–11:30 unless otherwise agreed in writing. Details — in the house rules.

We agree the arrival time in messenger in advance. Keys are handed over on site. Instructions are sent after confirmation and prepayment — we do not publish access codes on the site. Message on Telegram.

Only if preparation between stays allows it. We do not guarantee it upfront — agree in writing before arrival. Details — in the house rules.

Yes. Free on-site parking for up to three cars. Wi‑Fi is available in the house. See directions and arrival.

Full cleaning before each arrival is already included. We only ask for reasonable care: leave the house tidy, return the keys, and switch off water, lights, and appliances. Details — in the house rules.

Private SPA is not included in the stay. When booking, add it once for 4,000 ₴ for your entire stay — no hourly charges, tariffs, or time limits. The amount appears in the quote at once.
